Please ensure these have been read and fully understood at the time of your booking! Ticking the confirmation box at time of booking confirms acceptance and agreement.
The following are the General Terms & Conditions of stay between the guests and The Hen’s Dens. Please note that these Terms & Conditions together with our booking procedure will combine to form the whole agreement.
- The Hen’s Dens reserves the right to vary Terms & Conditions and accommodation rates at any time. All costs shown in any booking confirmation will be honoured.
- All equipment in the Dens and site remains the property of The Hen’s Dens at all times.
- All payments made to or by The Hen’s Dens shall be made in pounds sterling.
All information provided on our website is accurate to the best of our knowledge – we are not liable for any information outside of our control that becomes incorrect but are sorry for any inconvenience caused.
ACCEPTING A BOOKING
The person that accepts the booking agrees to the The Hen’s Dens Terms & Conditions of stay on behalf of all of their party. This person must be over 18 years of age.

- Friday to Monday
- Monday to Friday
and combinations of the above. Short stays maybe accepted at last minute at the owner’s discretion.
We will only allow group bookings at the owner’s discretion and agreed and approved in advance, so please ensure you let us know the group size/type at the time of booking! We are a quiet and respectful family friendly site.
Payment is in full at time of booking and normally via the payment service (Stripe) on the website. Payment can be made bank transfer or cheque if agreed with us at the time of booking. Please note bookings cannot be confirmed until payment is received.
- Where a booking has been paid in full, any cancellation made 10 weeks or more prior to your stay will result in the loss of 25% (as per the standard booking deposit which is non-refundable). We will then refund the balance of your stay.
- Any booking cancelled within 5-10 weeks prior to your stay which has been paid in full will result in 50% loss of the total booking.
- No refund will be given for any booking cancelled within 0-5 weeks prior to your stay.
- However, in all cases if we are able to re-let your accommodation we will refund your deposit as well as any other monies paid.
Should The Hen’s Dens have to cancel your holiday at any time due to unforeseen circumstances to include fire or flood we cannot take any responsibility for this, however, please note a full refund will be given in the unlikely event this should occur.
CHECK IN AND CHECK OUT
Check in is from 3.30pm on the day of arrival and check out is by 10.00am on the day of departure. We try to make your stay as simple as possible so will get any extras you have booked ready and leave your keys in your Den for you to arrive at your leisure.
ATTENDANCE AND ASSISTANCE
The Hen’s Dens are owned and run by Emma and Jerry, however we do not live on site so are not always available. We try to leave you to enjoy your stay without disturbance but will pop in to introduce ourselves and check everything is ok. We also try to provide all the information you may need in the welcome pack, however if you have any queries or concerns please do not hesitate to contact us using any of the contact information at the end of this document.
If the number of guests in one Den is higher than that booked or the total marketed capacity of the accommodation (five persons), then The Hen’s Dens proprietors reserves the right to order any unauthorised persons from the premises.
The Hen’s Dens does not accept liability for loss of property, damage to vehicles, personal injury or any accident during your stay. We welcome you to wander ‘the site’ but you do so at your own risk. Children must be supervised at all times by an adult.
Whilst we accept that things may get broken or damaged through general ‘wear and tear’ guests will be expected to pay the replacement costs of any hired items lost or property damaged by negligence. Prices are included / available with the hired items inventory.
NOISE AND BEHAVIOUR
Please ensure that any music is played at a reasonable level and cannot be overheard by neighbouring Dens or properties. Any noise must be kept within an appropriate level bearing in mind other parties staying – any excessive disturbance (to include loud music, raucous/threatening behaviour, dangerous or any illegal activity) will result in the persons being asked to leave the premises during their stay and their holiday ended with immediate effect. No refunds will be given under these circumstances.
We are a busy working farm with all the dust, mud, risks and hazards associated, therefore children must be supervised at all time. There are a few specific risks that visitors should be aware of:
- The road (Gabwell Hill) is quiet however cars travelling down the hill can have a tendency to go a little fast so please be aware.
- We use electric fences to protect our hens, these can give a nasty shock, please be aware.
- The pipework within the toilets is exposed and the hot pipes can get hot.
- There is a communal fire pit within the copse.
- Stinging nettles and brambles etc.
One well behaved dog is welcome, if booked in advance, in all accommodation at The Hen’s Dens. Please make sure they are clean before entering the accommodation and clean up after your dog, properly disposing of any mess. As well as being mindful of other guests, please note that The Hen’s Dens are part of our working farms, with chickens and occasionally sheep grazing in our meadows. Therefore, dogs must be kept on a lead and under control at all times. Dogs are welcome at the owner’s risk, however The Hen’s Dens does not accept liability for harm or injury caused by (or to) your dog during your stay.
No outdoor shoes to be worn in the Dens
The Dens and welfare rooms are serviced prior to check in. During your stay they are yours to look after and keep clean so please make sure you clean up after yourselves, especially when using the communal areas.
We do not permit smoking on site anywhere. You may step off site.
Throughout the site we endeavour to minimise our impact on the environment by using an eco electricity company, our own bore hole water source, bio-digesters for the treatment of waste water, and non-toxic cleaning products. We also provide recycling for waste materials and compost bins for food waste.
Our water comes from a private borehole supply. The water is filtered and ultra violet treated and the quality is tested annually to ensure it is within drinking water standards and results shared with our local Environmental Health inspectors. Our soil is very ‘red’ so occasionally the water colour may appear a little pink, this is not harmful, however please report it and we will change the filters.
Foul water from the toilets and washing up is to our private system therefore please DO NOT flush anything other than toilet paper and please use the Eco toilet cleaner and washing up liquid provided.
We are a busy working organic farm with all the dust, mud, risks and hazards associated, plus bio security sensitive areas, therefore we cannot accept any unaccompanied visitors. We are happy to show guests around if you request a tour and we have time and availability.
We are a friend of the bees and have hives around the farm who are busy pollinated our fruit and veg. They will not bother you if you don’t bother them.
Whilst the hens are fenced into their ranges, they do sometimes escape as ‘the grass is always greener on the other side’, they are very friendly but wary, so they shouldn’t bother you at all. If you bring your dog, then please be mindful of the chickens and remember to keep your dogs on a lead where necessary, thank you.
Most networks works well on site and we have 4G coverage (most of the time). Remember you can always use your mobile regardless of service to make an emergency call.
